Dubai's real estate market achieved a historic milestone in April 2025, recording AED 62.4 billion ($17 billion) in sales. This marks a 95.3% increase compared to April 2024, and an astonishing 1,633% rise over the past five years. These figures underscore Dubai’s growing reputation as a global hotspot for property investment.

Record-Breaking Month
According to data from fäm Properties, April 2025 saw 17,979 property transactions, making it the third-highest month in Dubai's history in terms of volume. The month even surpassed the previous record set in October 2024 (AED 61.1 billion).
Sector Highlights
Villas: AED 23.7 billion in sales from 3,223 transactions (up 134% YoY).
Apartments: 13,737 units sold for AED 26.7 billion (42.3% increase).
Plots: 599 plots sold for AED 10.9 billion (up 126%).
Commercial Properties: 419 units sold for AED 1.1 billion (54% increase).
The average price per square foot rose by 2.3% to AED 1,583.
Luxury Leads the Way
Top Villa Sale: AED 180 million for a villa on Palm Jumeirah.
Top Apartment Sale: AED 156 million for a unit at Bulgari Lighthouse Dubai.
High-end properties (above AED 5 million) made up 11% of all sales, while the AED 1–2 million bracket accounted for 31%.
