Dubai Real Estate Racks Up $2.7bn in a Single Week
Dubai's property market kept up its relentless pace last week, with the emirate's real estate sector recording AED9.83 billion ($2.7 billion) in total transactions, according to figures from the Dubai Land Department.
Sales Lead the Way
Sales activity was the biggest driver of the week's numbers, accounting for AED7.05 billion ($1.9 billion) of the total. Between August 31 and September 4, the Land Department logged 2,465 separate sales transactions — a snapshot of just how active the city's property scene remains, even in what might otherwise be considered a quieter, late-summer stretch.
The Big-Ticket Deals
As always, it's the headline sales that capture attention. Among the priciest transactions recorded on the Land Department's platform last week were:
An office in Lumena Alta by Omniyat in Business Bay, which changed hands for AED41.8 million ($11.4 million)
An apartment in Muraba Veil on the Dubai Water Canal, sold for AED31.6 million ($8.6 million)
An apartment in Orla by Omniyat on Palm Jumeirah, which fetched AED29.4 million ($8 million)
The presence of both a commercial office and two ultra-luxury waterfront apartments in the same top-three list underlines the breadth of demand across Dubai's property market — from investors chasing prime commercial space in Business Bay to buyers seeking trophy homes along the Water Canal and Palm Jumeirah.
Mortgages and Gifts Round Out the Picture
Beyond outright sales, the Land Department data also captured AED2.01 billion ($547 million) in mortgage deals and AED774 million ($211 million) in gift transactions.
The mortgage figure suggests financed purchases still make up a meaningful share of activity alongside cash buyers, while the sizeable gift transaction total is a reminder of how common it is in Dubai for property to be transferred between family members or associates rather than sold on the open market.
The Takeaway
With nearly $2.7 billion changing hands in just five days, Dubai's real estate sector shows no signs of slowing down. Strong sales volumes, a steady stream of multi-million-dollar deals in prime developments like Omniyat's Lumena Alta and Orla, and healthy mortgage activity all point to sustained confidence in the emirate's property market as it heads deeper into the final quarter of the year.
